Setting A House Right Is Super Important

One of the most important things you do when you build a house is set the elevation of the foundation.
If it’s done wrong, it can cause major problems.
Set it too high and you pay to truck in expensive fill.
Set it too low and you can’t get water to drain away, and you could potentially have flooding.
The development we’re building this house in actually requires an engineered site plan.
They set the garage floor elevation at 1470.79 feet above sea level.
I had the surveyors put a pin in the ground and mark the elevation.
This gave me a benchmark to set all the different heights.
I set my laser level to this benchmark now I can mark my garage floor elevation- it needs to be 15” higher.
I drew a line on the stake at the garage corner to mark the finished floor level.
In our area, dirt has to be at least 8” lower than framing- this line shows my finished grade.
Now I have a gentle slope away from the front of the house- a minimum of 6” over 10 feet is required in our area.
You can see how the topography will route the water from the front of the house around the side, and then to the back of the lot.
There will be good drainage the whole way around. @hausplans
